How will my property be marketed?
Your property and associated details will be listed on Endless Summer’s website at no cost to you. Furthermore, if you choose to do so, we will set up a listing for your property on both AirBnB as well as VRBO. Please note that AirBnB charges a usage fee per booking, and VRBO charges an annual usage fee of $500. If necessary, we will also make regular rate suggestions in an effort to achieve higher guest volume at your property. By partnering with Endless Summer, you agree to allow us exclusive management of your VRBO and AirBnB Pages.

What are the factors used to determine an appropriate nightly rate for my property?
While each property is different and comes with its own nuances that influence nightly rates, we consider factors like season, square footage, number of bedrooms and bathrooms and location.  We will also research comparable properties in the area to refine our initial estimate and to ensure we’re maximizing your return on investment. Our recommendation is not final until you review and approve it. 

How does Endless Summer protect against liabilities such as damage caused by guests? 
Endless Summer offers two insurance options to guests. The first is a $45 non-refundable deposit. The second is a $1500 refundable insurance policy. 

How are commissions split between Endless Summer and the property owner? 
For all guest stays less than 26 weeks, property owners receive 80% of the revenue generated and Endless Summer claims 20%. 

Does Endless Summer house its own maintenance team, or does it use preferred vendors? 
Endless Summer uses an independent handyman who is responsible for routine jobs such as internet issues, lighting issues and other minor repairs. For all major repairs, Endless Summer will contact a professionally licensed independent contractor or company. It is recommended that each owner provide Endless Summer with a list of preferred contractors for major repairs.

How would I be notified of unexpected fees, such as those associated with maintenance and cleaning? 
 For all unexpected fees up to $100, Endless Summer will arrange service on your behalf and post the charge on your end of month statement. For all issues that will carry fees in excess of $100, Endless Summer will communicate with you prior to providing service so that all options can be carefully considered. 

Does Endless Summer offer any supplementary services? If so, what are they and what is the cost for each? 
Supplementary services can be arranged on a property-by-property basis and built into an owner’s rental agreement, provided the service requested is reasonable and does not impede regular business operations. The cost of all such services will be determined by Endless Summer Realty and communicated to the property owner before the arrangement is contractually solidified.  

What is an owner clean?
If you have selected “yes” to scheduling a clean, we’ll schedule housekeeping after your stay. The owner clean fee will be billed to you and appear as a debit on your monthly statement.

What is the Endless Summer Vacation Rental Cancelation policy?
Bookings canceled at least 60 days before the start of the stay will receive a 100% refund.  Bookings canceled at lease 30 days before the start of the stay will receive a 50% refund.
